Sewer Experts installs new sewer cleanouts, replaces broken caps and risers, raises buried cleanouts to grade and adds two-way cleanouts on lines that need access in both directions. Most jobs are done in a day, across the Denver metro.
Many older Denver homes were built without an exterior cleanout, or the one they had was buried under a patio, a garden bed or thirty years of topsoil. Here is what that costs you.
We locate the line, dig a small pit, cut in a wye fitting, and bring a riser up to grade with a threaded cap. Backfilled, compacted and restored the same day.
Two risers on a double wye, one facing the house and one facing the street, so a cable or jetter can work the whole line from one access point. Standard on our sewer line replacements.
A cleanout under sod, mulch or a paver patio is no use in an emergency. We find it, extend the riser and set a new cap flush with the finished surface.
Cracked caps, rusted cast iron plugs, and risers crushed by a mower or a vehicle. Replaced with the right fitting for the pipe, threaded so it can be opened again.
Every sewer line repair or replacement we do gets a code-compliant cleanout as part of the job, placed where it is easiest to reach and inspected with the line.
Access points on shared laterals, restaurant grease lines and long commercial runs, sized for the pipe and spaced so maintenance crews can reach every section.
We locate the sewer line and pick the spot: close to the house, clear of the foundation, easy to reach.
Colorado 811 locate first, then a mini excavator or hand tools open a pit down to the pipe. Sod is cut and saved.
A section of pipe comes out, a wye or double wye goes in with proper couplings, and the riser is brought up to grade with a cap.
Backfilled in compacted lifts, cap set flush, sod or surface replaced. If a permit was required, the inspection happens before we close it.
Plumbing code requires cleanouts at set points along a sewer line, including where the building drain meets the sewer lateral, so that every section can be reached for cleaning. When a sewer line is repaired or replaced in Denver, a compliant exterior cleanout is part of the permitted work and the inspector checks for it before the trench is closed.
If your house never had one, nobody will force you to add it. But the first time the line backs up, you will wish you had. We pull the permit when one is needed and build the cleanout to the inspector’s spec. Questions about who owns what along the line are answered in our guide to sewer line responsibility in Denver.
A cleanout on its own is one of the smaller jobs we do. It is priced by the site, not by the hour, and quoted after we know where the line runs.
Look for a capped pipe, three to four inches across, sticking a few inches out of the ground near the foundation on the street side of the house, or in the basement floor near where the main line leaves. Older homes may have one buried under sod or a patio. If you cannot find one, we can locate the line and tell you whether one exists.
It depends on the depth of the line, what is on the surface, and whether you want a single or two-way cleanout. It is a one-day job in most yards. Call with your address and we will quote it, and if you are already having the line repaired, adding the cleanout at the same time costs much less.
Nobody will require you to add one to an existing line. But you need one the day the line backs up, when a plumber has to get a camera or a cable into it. It is the difference between a quick service call and pulling a toilet or going in through the roof.
A two-way cleanout has two risers on a double wye, so a cable or jetter can be sent toward the house or toward the street from one spot. It is worth it on longer lines and on any line that gets cleaned regularly for roots. It is standard on our sewer line replacements.
The main line is blocked downstream of the cleanout and the cleanout is doing its job: letting the backup out in the yard instead of in the basement. Stop running water in the house and call us. The cleanout is also where we will clear the line from.
Yes. We locate it, dig down to the riser, extend it with the right pipe and set a new cap flush with the surface. If the old riser is broken or the fitting is the wrong type, we replace it while it is open.
Yes. A sewer line replacement in Denver is permitted and inspected work, and a compliant cleanout is part of it. Every replacement we do includes one, usually a two-way, placed where it is easiest to reach.
Many homes have one in the basement where the main line leaves the building. It works for access but not as a relief point, because a backup comes out on the basement floor. An exterior cleanout does both jobs, which is why we recommend it.
Send us the address and a photo of where the line leaves the house if you know it. We will locate the line, quote the cleanout, and usually install it within the week.
